Realty Pro Inc's Investing Requirements


All cash Investors

All cash investors can close in as little as 7 days from the purchase agreement since only the escrow, title, transfer of funds, and recording need to take place.  this is the preferred option to use if the investor has the cash.
  1. cash required – purchase price + standard escrow and title costs
  2. close in as little as 7 days
  3. no appraisal and inspection required
 
investors who require a loan
if you are an investor who wants to buy one of these homes, but doesn’t have the entire amount of cash to close it, or you simply want to maximize your leverage to create higher ROI’s, then  you must meet the following criteria:
  1. cash required – 25% downpayment + standard escrow, title, and loan costs
  2. be approved for a loan through a conventional or nonconventional lender for a non-occupied property. (typically you must own less than 4 properties per person in your household to qualify for a conventional loan, You must have a steady income for 2 years or longer, the ability to show income on your last 2 tax returns,  and be a legal citizen in the united states. other qualifications may be required)
  3. close in 30-45 days typically (time heavily depends on the lender)
  4. subject to:  appraisal, inspections, etc.
 
Pooled investors option
many investors come to us that would like to buy one of our investment homes but are unable to get a loan for the purchase. as a result, realty pro inc. has been pooling investors together to allow a group of investors to purchase a home without a loan. in this case, each investor will own the property as ‘tenants in common’ with equal rights among them.  the group will need to agree upon selling terms and operating terms prior to closing.  the pooled investor option is a great way for many small investors to get started in real estate without a significant amount of cash.  realty pro inc will continue managing the property for the investors to distribute funds to the respected owners.  The Pooled investor criteria is as follows:
  1. Minimum $25k in cash per investor
  2. realty pro’s pooled investors to make up the difference in cash required (escrow and closing costs to be distributed amongst investors)
  3. close in as little as 15-45 days
  4. no appraisal and inspection required
