investors who require a loan if you are an investor who wants to buy one of these homes, but doesn’t have the entire amount of cash to close it, or you simply want to maximize your leverage to create higher ROI’s, then you must meet the following criteria: - cash required – 25% downpayment + standard escrow, title, and loan costs
- be approved for a loan through a conventional or nonconventional lender for a non-occupied property. (typically you must own less than 4 properties per person in your household to qualify for a conventional loan, You must have a steady income for 2 years or longer, the ability to show income on your last 2 tax returns, and be a legal citizen in the united states. other qualifications may be required)
- close in 30-45 days typically (time heavily depends on the lender)
- subject to: appraisal, inspections, etc.
